SO WHAT EXACTLY IS A HOME INSPECTION?

 A home inspection is an objective, visual inspection of the physical structure and systems of the home. The inspection will arm you with detailed, unbiased information. We'll uncover building defects, necessary repairs, safety hazards, and preventative maintenance issues that could cost you a lot of money down the road. We'll also help you understand which issues are major, and which problems can be corrected inexpensively. 

Standard home inspections include exterior elements such as the roof, foundation, garage & grading

EXTERIOR

  • Roof | if accessible and visible, we check the roof covering materials, gutters & downspouts, vents, chase & chimney, flashing, and any other roof penetrations.
  • Foundation | we check for possible foundation failure, indicated by cracks or settling.
  • Exterior Walls | we check for damaged or missing siding, cracks, and excessive soil contact which can be an invitation for pests.
  • Grading | we check to ensure that the ground slopes away from the house, which helps to prevent water from entering the house or causing damage to the foundation.
  • Garage | we test the garage door for proper functionality, checking the electrical, floor, and overall structure.

The interior portion of an inspection looks at plumbing, electrical, attic, fire safety, and more.

INTERIOR

  • Plumbing |  we check the faucets, showers, and tubs for visible leaks, identify the type of pipes used, and identify and report the location of the main water shut off valve.
  • Electrical | we identify the type of wiring, test all accessible outlets, and make sure GFCI's / AFCI's are installed where needed to protect against electrical shock or fire hazard. We also inspect the electrical panel for safety issues and fire hazards.
  • HVAC | we determine the age of the furnace and central air conditioner, inspect whether they are operational (outside temperature permitting), and possibly identify opportunities for repair or maintenance.
  • Water Heater | we determine the age and capacity of the water heater, check for proper installation, evaluate the overall condition, and possibly provide an estimated remaining life-span of the unit.
  • Laundry Room | we check for proper ventilation, and run both the washer and dryer to ensure both are operating at the time of inspection.
  • Fire Safety | we check for appropriate placement of smoke and CO detectors, and check to ensure a proper firewall exists between any attached garage space and the home. We also inspect the fireplace for proper installation and maintenance.
  • Bathrooms | we check for visible leaks, properly secured toilets, proper ventilation to prevent moisture related issues, and more.
  • Attic | if accessible, we check for structural damage, proper ventilation, insulation condition, and make sure nothing is being vented directly into the attic space (such as bathroom exhaust fans).
